Home Staging Project

Diglis Dock, Worcester

Our client contacted us as the apartment she was trying to sell had been on the market since September 2020 with limited interest. We were instructed to fully stage the whole apartment which would then be re-launched onto the sales market with a new agent.

The entrance to the apartment block overlooks the Diglis Basin, located within walking distance to Worcester City centre.

It was very important when staging this apartment to consider the target demographic of the ideal buyer, and working in conjunction with our client’s brief we ensured our styling would maximise appeal to this market. From knowing this area well, we believed the ideal buyer would be a professional person who has an active social life, therefore wanted to be close to all the amenities Worcester city centre has to offer have to offer.

During our consultation stage, we discussed with our client their expectations for how the property will look after staging. Our client was keen to ensure warm colours were used and also furniture items to enhance the usable space of the apartment.

Hallway

For an apartment this hallway is a really spacious area, we wanted to show that this isn’t just a walkway, it’s usable space and an area to show off. We added a console table, large round mirror to open up the space.  Rather than being a corridor to the lounge its an open and welcoming space as soon as you enter into the apartment, which portrays a homely feel as you walk in.

Open Plan Living

With open plan living, if the property is left empty we often come across instances where buyers are only seeing one big room and they cannot imagine how to live within the room properly. In this scenario we always recommend to our clients to zone out the areas, in this case we created three zones:

Zone 1 – The Kitchen –  we always keep kitchen styling to a minimum so there is no clutter and worktops appear spacious

Zone 2 – Dining area – we added a circle dining table and four chairs which is sufficient for the size of the apartment

Zone 3 – Living area – we styled a console table, coffee table and added a cream sofa and accent chair. The area was further enhanced by the striking artwork.

Bedroom One

Our client had previously installed high quality pinch pleat curtains into the master bedroom and we were keen to ensure the tone of the bedding complimented these.

We chose a burnt orange, which is a warm welcoming colour that really created an impact when entering the room. We always use high quality crisp bedding that embodies a high end luxury feel.

Bedroom Two

This is an interesting room, our client has really maximise the space available within this room and by installing a built in desk area/office and fold down bed there are two purposes for the room.

Following a discussion with the estate agent they informed us that their take on the room was to sell it as a home office with the added benefit of a fold down bed, we styled the bed for photographs and then the bed is dressed for when it is pulled down on viewings.

We always try and add unusual items into our stage which could be a talking point to viewers, this ensures they stay a bit longer in the property as theres more to look at.

For the office desk we found these unusual iron glasses which we think added a fun stylish element to the finish of the office space.
